Why Do It Yourself?

Over the last decade, America has become increasingly captivated by the Do It Yourself Home Improvement trend. We often hear about home renovation on TV, in books and in magazines. Every day more people are becoming motivated to pick up their hammers and paint brushes and put the money they save by not hiring a contractor back into their pockets.

Becoming a do-it-yourselfer has many advantages. Saving money is a big one. Not only do you not have to pay a home improvement expert, but you are also upgrading your property. Any improvements to your home will increase its value and thereby your home equity. Money aside, having the opportunity to design and stylize your home to your own personal specifications is very rewarding. Envisioning a renovation and seeing it evolve through your own efforts induces a sense of pride and self-satisfaction.

What is entailed in a Home Improvement Project?

For some, home improvement merely means keeping up with daily home repair. If this is your level of experience and you would like to progress in your capability, take it a step at a time and try a few smaller remodeling projects, like adding decorative construction to your home or replacing tile or fixtures. After a few smaller jobs, when you have become an experienced do-it-yourselfer, you may consider a major remodel like a bathroom or kitchen that requires many small projects to complete the large one. You can find guides to nearly any type of renovation or remodel project in your local library or home improvement store that will detail each smaller project that needs to be done within a full room remodel.

Where to Begin your Project

The key to a successful project is in the planning. Before you begin, make a plan that details your vision and requirements for your finished project. Make a drawing of what you want the finished product to look like. Plan out your colors, textures, lighting, and major features. Design your space. You can get home improvement tips and ideas from your local home improvement center. And, don’t be afraid to ask questions. Most DIY store employees have the knowledge necessary to be able to guide you, or can tell you where to get the information you need for nearly any project.

Next, itemize your materials and estimate cost, adjusting quality for your budget. Purchase the highest quality materials that your resources will afford, as it will always pay off in the long run. Poorly made or low quality goods may look okay for a short time, but will not last. You may want to check salvage yards or thrift stores for materials. High quality surplus or even used goods will far outlast new, lower quality.

Be sure to contact your city/county permit office to see if you need a permit for your remodel. Permits are typically required for any addition or renovation that changes structure or home systems (electrical, plumbing, HVAC, etc).

The key to a successful project is in the planning. Before you begin, make a plan that details your vision and requirements for your finished project. If you have a solid plan and you take your time to do a good job, your project should go smoothly and you will reach your goal. And the bonus is, you get the added satisfaction of knowing that you did it yourself!

(NewsUSA) – Despite the sputtering economy, consumer spending on home renovation remains healthy. Across the nation, homeowners are investing in home remodeling projects – especially kitchen makeovers – either to make their homes more appealing to buyers or more comfortable and enjoyable while they ride out the housing slump.

And one of the most popular home improvements is, once again, granite countertops.

A recent study of 10,000 consumers, conducted by the Research Institute for Cooking and Kitchen Intelligence, found that kitchen renovations remain at the top of the list for consumers seeking to add value to their homes. When the study asked homeowners, “If you were changing your kitchen now and had no budget constraints, what improvement would you make?” granite countertops were among the kitchen features they coveted most.

Many consumers are tightening their belts but remain eager for granite countertops, according to Garis Distelhorst, executive vice president of the Marble Institute of America, the nation’s leading natural stone association.

“Historically, consumers recognize that granite countertops enhance the value of a home in ways few other improvements can,” said Distelhorst. “No other countertop surface can measure up to granite in terms of practicality, timeless beauty, durability and safety. This natural stone has held its value in ways more trendy materials have not.”

Consumers continue to invest confidently in kitchen makeovers because the projects typically increase the resale value of their homes. In the last five years, kitchen remodeling projects have generally returned 80 to 85 percent of consumers’ investments, according to the “Cost versus Value Report” from Remodeling magazine.

Because kitchen renovations increase resale values, experts agree that if consumers can only afford to renovate one room in their homes, it should be the kitchen. In fact, an all-new kitchen “that looks great and is fun to work in” was the top priority of 2,200 home enthusiasts surveyed recently by Better Homes and Gardens magazine.

“What we’ve discovered is that the home continues to be our emotional center and the sweet spot of everyday life,” said Gayle Butler, Better Home’s editor in chief. “Economic uncertainty aside, we won’t stop spending, improving and dreaming.”

If you’ve been dreaming of a home improvement or remodeling project, it’s time to make it a reality. As with any project, good planning is the key to saving you stress and money and achieving the rewards that can come from a newly designed space.

Begin fulfilling your dream by clarifying why you want to do this. The majority of remodeling projects begin as a result of the need to make changes because the house no longer meets the needs and desires of the family. For example, having a baby or growing children can result in a need to expand your space. Or perhaps you have lived in your home for more than 10 years and you are getting an itch to update and modernize. Whatever the reason, it is best to make clear what you hope to accomplish from this home improvement project.

Brainstorm about everything you would like to have included in your remodel and then categorize each item as a “necessity or must have”, “amenity or nice to have” or “definitely not”. In order to organize your thoughts and ideas, create a notebook. This will allow you to keep pictures, color samples, fabric swatches, material specifications, reference phone numbers, budget information and project records in one concise area.

Now that you have answered the why and the what, it is time to take a look at the numbers. Spending time on the budget early on in the project plan, as well as reviewing it at every step of the process, is essential to its success and your sanity. Don’t forget to take into consideration the payback you hope to achieve from this home improvement. Typically a kitchen or bathroom improvement offers the highest payback when it comes to resale. Talk to a trusted real estate agent if this is a major consideration.

Being realistic with what you can afford and when you can afford it will allow you to put together a realistic timetable for the project as a whole. The schedule should be created with the help of your "construction team", which may include an architect, interior designer, loan officer, and general contractor, to name a few. Areas that typically can cause a ripple in your timetable are the design phase, getting permits and the actual time for construction. Make sure that you have “padded” your schedule to account for these factors.

Identifying reliable competent contractors to work on your project can be as stressful as the project itself. This can also take the most time, so be sure to account for it on your project schedule. The simple answer to getting the best person for your project – research! Begin your search by asking friends and neighbors who have completed their own home improvements who they used. The county building department and Yellow Pages are also places to look. Then do your own homework by verifying their license and insurance, check references and reputation, and view previous and current jobs. Plan interviews that will allow you to assess their personality, approach to problem solving and their understanding of your dream. They may be the best at what they do, but if they don’t “see” your vision of the completed project, then helping you make it reality is going to be difficult. Plan to evaluate up to three bids before you make your final selection.

Through careful planning, the ground work should be completed which leads you to the exciting and nail biting phase of the project – construction. Pay attention to the work as it progresses without micromanaging of your construction team. Walking this fine line can make the difference between a good remodeling experience and a nightmare. Having pre-arranged work review meetings in your project plan can help. Use these to go over any issues that have come up, re-evaluate expectations, monitor progress and maintain positive communication with your contractor.

Post construction, before the celebration party, make sure that the punch list (final “to do” list) has been completed to your satisfaction and that your home owners insurance is updated to reflect your remodel.

It can’t be said enough – good planning will make for a great home improvement project. For more information you can check out the “Construction and Remodeling” section at www.sounfhome.com.

With any remodeling and construction projects you do on your home there are many payment options available for most home improvement remodeling projects. For example, you can get your own loan such as a home equity loan or credit equity line or ask the contractor to arrange financing for larger projects. For smaller projects, you may want to pay by check or credit card.

For the larger projects a home equity loan, or a credit equity line also known as an equity home line of credit, can be a good solution because the interest rates are often better than other types of loans or credit and, depending on the amount of equity you have in your home, you might also be able to use it as a debt consolidation loan at the same time to pay off high interests credit cards and other high interest debt so you can be relatively debt free with just the equity home line of credit at a lower interest rate and improve your home and bring up its value at the same time.

What is the Difference between a Home Equity Loan and a Home Equity Line of Credit?

A home equity loan is a loan that is secured by your home. It is also sometimes referred to as a closed-end home equity loan or a second mortgage and is a fixed amount of money that must be repaid over a fixed term just like your original mortgage. You get the entire loan amount upfront all at once. You have predictable, consistent monthly payments.

A Home Equity Line of Credit in many ways is similar to a credit card. It is a a form of revolving credit in which your home serves as collateral. You can borrow as much as you need, whenever you need it, by writing a check as long as your total borrowing does not exceed your credit limit.

Because it is a line of credit, you make payments only on the amount you have actually borrowed, not the full amount available. What makes a Home Equity Line of Credit so popular is that interest paid is usually tax deductible under federal and most state income tax laws.

Whether you use a home equity loan or a home equity line of credit for a home improvement project or as a debt consolidation loan or both it’s a great way to make your debt tax deductable and improve the value of your home at the same time.
