<p style="text-align: justify;">A study carried out by cahoot indicates that problems in handling finances are one of the top ten reasons for why relationships fail. For those between the ages of 35 and 44 it is the third most popular cause accounting for 12 per cent of respondents&#8217; grounds for calling off a partnership. This comes behind only &#8220;falling out of love&#8221; and infidelity which make up 21 and 17 per cent of responses by those surveyed. Overall, it was claimed that fiscal matters have been the cause for 2.2 million Britons&#8217; last break-ups.</p>
<p style="text-align: justify;">For those consumers who are single more than one in ten (11 per cent) view being financially secure as an attractive quality. Additionally, the firm indicated that a healthy bank balance in potential partners becomes more important for Britons as they get older. Some 15 per cent of people between the ages of 55 and 64 want someone with a respectable amount of money in their account, compared to just seven per cent of 35 to 44-year-olds.<br />

People wishing to get to grips with their finances, however, could find a cheap loan may prove to be of assistance.</p>
<p style="text-align: justify;">Matthew Timms, director of cahoot, said: &#8220;Financial incompatibility is relatively common, with money causing over two million of us to end our last relationship. So while you don&#8217;t want a new partner to think that you are attracted to them solely because of their bank balance &#8211; and it is hardly the most romantic Valentine&#8217;s Day subject &#8211; it is worth talking about your attitudes to cash early on in the relationship as it can avoid problems later on.&#8221;</p>
<p style="text-align: justify;">The study also indicated that Scottish residents are most likely to learn from their mistakes. Just under one in ten (nine per cent) people from the country have seen a relationship fall apart as a result of money management problems. However, they are now most likely to want any future partners to have a healthy bank balance. Research from the internet bank revealed that those living in Wales and the south of England are the least likely to be seeking a wealthy partner with only nine per cent of people from these regions wanting such a person. Just eight per cent of consumers from the north indicated that they were looking for a wealthy significant other.</p>
<p style="text-align: justify;">Whether or not it may make them more attractive to the opposite sex, those looking to get to grips with their finances might wish to consider applying for a loan. In taking out a low-rate loan it is possible that consumers can meet a number of demands on their spending at once, fund home improvements or pay for a car or holiday of a lifetime. A loan may prove to be of particular assistance to people from East Anglia. Recently the Norwich and district branch of Citizens Advice claimed that the number of people it is advising on financial problems has increased by 65 per cent over the last 12 months. This article has been written to provide you with an outline of the main points which should be covered in a contract for a residential building project up to about £75,000 in cost.</p>
<p style="text-align: justify;">1. Cost: in the contract the builder should clearly state the cost of both individual works and the cost of the entire project. The builder should also separate the costing in the contract to include the following:</p>
<p style="text-align: justify;">A. Cost of materials: If you are going to provide the materials to the builder, he should still provide you with the cost of any supplies coming from the building company, e.g. mortar, insulation material etc.</p>
<p style="text-align: justify;">B. Labour costs: the builder should state his labour costs in the contract. A good builder should not be reluctant to state his charges.</p>
<p style="text-align: justify;">C. Any miscellaneous costs: builders often forget to add miscellaneous costs which are consequently left uncalculated for in the initial budget forecasts. These include costs such as congestion charge if the project is based in London and skip hire etc.<br />

2. Payment method: the contract should clearly state the payment structure for the project which you and the builder should both be happy with. This should include any deposit payment you will have to make before the project commences and the stages of completion at which the consequent payments will be made. Make sure you don&#8217;t pay the entire amount to the builder until the total job has been completed.</p>
<p style="text-align: justify;">3. Specification of works: the contract should describe the works which will be conducted in sufficient detail to ensure that the project is completed to your satisfaction. You should take time to discuss the exact specification of the work with you builder and have this in writing so that there are no problems once the work commences.</p>
<p style="text-align: justify;">4. Guarantees: all good builders in London provide guarantees for the work which they undertake. Make sure any guarantees are clearly stated in the contract and the time frames for which they are valid.</p>
<p style="text-align: justify;">5. Penalty clauses: many developers like to add penalty clauses into the contract to ensure that if there are unnecessary delays from the builders end, then the builder is liable for the extra costs incurred.</p>
<p style="text-align: justify;">6. Contact details: the contract should clearly state the name, address and contact details for both parties. The contract should also be signed by yourself and the builder to ensure its validity.</p>

They can get grants &#038; tax credits to make their buy easier.<br/><br/>Here are some key points to qualify &#038; apply for the tax credits &#038; grants to buy your first home:<br/><br/>· As the law suggests the first time home buyer is the one has not owned a principal residence for past 3 years of more. In case of a couple, any of the spouses must not have owned any home in the past 3 years.<br/><br/>· The home that you are buying must be located in US only.<br/><br/>· The income of single person buying the house and apply for tax credit should not be over $ 75,000 per year. In case of a couple this limit is defined up to $ 1,50,000 per year.<br/><br/>· The 2009 tax credits unlike the 2008 tax credits do not have to be repaid.<br/><br/>· The house that you buy must be your principal residence.<br/><br/>· The house purchased cannot be sold further before 3 years. In case you sell it off in these 3 years, then you would be required to pay back the amount in the year of sale it self.<br/><br/>· If your date of purchase is anything between January 1, 2009 &#038; December 1, 2009, you are eligible for a tax credit up to $ 8000.<br/><br/>· In case the purchase is between April 1, 2009 &#038; January 1, 2009, the tax credit is up to $ 7500.<br/><br/>· In case you have got the house amidst these dates but as a gift, inheritance or from some family or acquaintances, you can not apply for the tax credit.
